The lot

A flat, open lot is one job. A tight lot with trees, a long drive, or no place to stage lumber is another. We look at access for trucks, where the pad can sit, and what has to come down before we can build.

If the lot needs water off the house, that is part of the budget, not a surprise in the mud. Grade and drainage get named on the walk. Sister crew is Wallaby Land Works when the yard is the job.

Middle Tennessee clay

The grade

Middle Tennessee clay does not forgive a pad that leans the wrong way. Cut, fill, retaining, and how the first-floor height meets the yard all move the number. A hillside addition is not a flat-lot bump-out.

Permits are pulled in our name. Metro Nashville Codes when the house sits in Davidson. Williamson County when it sits there. The forms, the reviews, and the calendar are not the same. That is why two houses of the same size can carry different paper before anyone frames a wall.

Inspections get scheduled by us. You are not the GC.

Extra review

Forest Hills paper

Forest Hills and the rest of that belt often means extra permitting. Design review. Setbacks. Trees. More drawings before a stamp. We handle it. Name it on the budget so it is a line, not a fight.

Belle Meade and Oak Hill can look like that too. We say so on the walk if your lot is in one of those belts.

Allowances named

Finishes

Allowances get named. Flooring, tile, fixtures, millwork, and the roof all swing the number more than people expect. A primary suite with a simple bath is not the same addition as a suite with a wet room and custom closets.

We do not hide that in a package price. You see the lines.

What an addition adds that a new house does not
