A custom home is a new house on the lot. New foundation. New roof. New stack. That job lives on Custom homes and home additions.
A home addition keeps the house you have and adds room to it. The new walls have to land on the old ones. The new roof has to tie into the old roof. The floors have to meet. If it still looks bolted on when we are done, we missed the job.
We do not stretch a remodel past the walls when the honest job is more footprint. If the house is done and you need a new one, we say so on the walk. If an addition is the right move, this is the page.

These are kinds of work. They are not tiers. Size, structure, wet work, and the roof tie-in move the number. We do not publish Wallaby prices for any of them.
You go up when the lot is tight and the setbacks are already used. The existing foundation and walls have to carry a new floor. Stairs take room on the first floor. The old roof comes off, or a new roof is built over it. We walk the stack before we draw.
A new bedroom, bath, and closet as one volume. Often on the back or the side so the street face stays the house you have. The plumbing is what makes it a suite, not just a bedroom. We match the floors and the way you walk from the old hall into the new rooms.
A few extra feet, not a new wing. Kitchen. Bath. Sitting room. Same roof plane if it belongs. A small hip or shed if it has to break. A bump-out is still a permitted addition. It still has to read as part of the house.
Sunrooms sit in the same family when that is the honest job. Same rule: the addition belongs to the house.

Most houses in Old Hickory, Hermitage, Madison, Donelson, and Inglewood pull from Metro Codes (Department of Codes and Building Safety). A home addition needs a building permit. Typical set: site plan, elevations, floor plan. Electrical, plumbing, and mechanical each get their own trade permit when that work is in the addition. Registered contractors file through Metro ePermits. We pull it in our name. Inspections are on their calendar.
If the house sits in Williamson, it is a different office and a different form. Codes Compliance, not Metro ePermits. Same idea: permit in our name, inspections on their calendar. Williamson is named here as a permit fact. It is not a service-area chip on this page.
Forest Hills is a satellite city inside Davidson. It does not use Metro ePermits. Plans go to the city. The Building Official and the City Manager sign off. More paper. Hillside and lot-cover rules can send a job to the Board of Zoning Appeals. If your house is in Forest Hills, say so on the first call. We handle the paper. Forest Hills is not a geo target on this page.
We do not start work without the permit. Unpermitted additions fail inspection, insurance, and a later sale.
What moves that number: square feet, going up vs out, foundation and grade, the roof tie-in, baths or a kitchen, matching siding and windows, and which office reviews the paper. We write the lines after the walk.
